What is a Sealer?
A sealer is a transparent or coloured liquid that can be applied Natural Stones and other materials that are porous in nature.  Such materials are concrete and even tiles.  The sealer helps in preventing stains to occur from water or oil based materials.  A tile sealer decreases the absorbency of the stone and guards it from substances to allow staining to occur.
Variety of Sealers

The Topical sealer is a sealer that when applied will coat the stone surface.


The Impregnating Sealer is also called the Penetrating Sealer.  This type of sealer when applied will absorb into the stone and will protect the stone from within.

Topical Sealers

The Topical Sealer is also called a Coating.  This is because it coats the stone surface with a layer of protective sheath which sits on the stone surface.


The Topical Sealers can be removable (also called strippable) or it can be permanent on the stone. The removable sealers can be easily peeled off from the stone surface.  It is usually water based in composite.  However, they are not designed for stones but there are good quality water based sealers available in the market which are specialized for stones.


It is important to note that the Permanent Coating Sealers are not easily removed and are not designed for stones.  It is therefore important to seek aid from an expert in the choice of Topical Sealer for your tile.


The function of a Topical Sealer is to prevent the tile from scuffs, scratches, stains and marring.  The only setback is as the Topical Sealer is soft in nature, it scuff and scratches easily instead.  It therefore has a short lifespan and therefore may need frequent reapplication.


The first step is to remove the older sealer and frequent removing can cause damage to the tile. However, if you apply the new sealer on an older coat, this will cause a build-up and give a wavy plastic look on the tile.  This process is called “stripping the sealer”.


Evidently, Topical Sealer may give a yellowish tinge to your tile, this is especially so if the tile is exposed to UV light. The sealer may change the tile appearance and may have an adverse reaction to heat and acids.


Most Topical Sealers are inexpensive and easy to apply in comparison to Impregnating Sealers.  Most sealers add shine and slip resistant properties to the applied tile.  However, it is important to consider the location of the tile and the after effects of frequent stripping and reapplying of the sealers.

Impregnating Sealers

The Impregnating Sealers are safe for stones and all surfaces as recommended.  The sealer penetrates the surface of the tile while closing all the pores of the stone by coating the pores with a mash of solid particles.


There is no need to always strip the old layer of sealer before applying the new layer as most sealers resistant of the UV light. Frequent reapplications are not required if you use good quality sealers, they are quite long lasting.

What is the function of the Sealer?


The functioning element in an Impregnator sealer is in the form of a natural or a synthetic resin.  This element is combined into liquid form and added to a solvent or water.

The properties of the Impregnating Sealer are as follows:

  • The stone absorbs the sealer.
  • The solvent or water transports the resin into the stone when applying.Later the solvent or water evaporates leaving the resin behind in the stone to protect it.
  • The stagnant resin is deposited into the stone, then solidifies and closes all    the stone pores to prevent the stone from absorbing other elements.

What makes Impregnating Sealers special?

Which is it? Solvent or water based Sealer?


A solvent based sealer absorbs deeper into the tile, however it emits strong odour.  It is also more difficult to apply.  Solvent based sealers do sometimes have adverse effects when applied to stones.  It is very important to test the sealer you bought on a small area of the tile and observe its effects.


Solvent based Impregnator sealers function very well to water resistance.


Water based sealers are usually much easier to apply and are environmentally safe.


Water based Impregnator Sealers function extremely well to oil resistance.


Do the sealers repel or resist water and / or oil?


Most sealers do not have the same function.  Hydrophobic sealers only repel water.  It repels most water liquids like tea, coffee or soda.


Oilphobic sealers repel oil based liquids like cooking oil and grease.  It will also repel most water based liquids.


All oilphobic sealer will definitely repel both oil and water based substances, while the hydrophobic sealer only repels water based substances.


It is important to note that there is a difference between being oil resistant and being oil repellent.  Oil resistant sealers reduce the absorption momentum of the oil into the tile.  While oil repellent sealers stops the oil from entering the tile or stone.

How frequent is the need for reapplication?
Certain sealers need annual reapplication while others may only need reapplication every 3 to 5 years.  Some others may just need reapplication every 10 years or more.  The frequency will depend on the type of resin used as it is the vital element in carrying out the sealant responsibility.

Porcelain tiles have a great many variety of quality and type.


Non-glazed and profiled:


The degree of how porous your tile is will definitely provide help for the sealant to work better.  The tiles will be tested to ensure the degree of sealing needed.  The advantage of sealing the tiles is in the ease of cleaning it afterwards.  Minimal form of maintenance is needed with sealing.  However, tiles in the exterior of an office or home may need immediate cleaning so as to avoid being stained from rotting leaves, soil and rust. Certain tiles are vitrified and are categorized as porcelain tile banner.  These forms of tiles are mostly used in commercial arenas which include exposed exteriors and toilets.  They are known for their non-slippery properties.  However, these stiles are difficult to maintain its cleanliness.  They are not easily and effectively sealed for long lasting excellent finish.


Polishing porcelain:


Polishing porcelain cracks up small clay pockets on the tile. These pockets absorb stains and will need to be specially sealed. The sealer penetrates and lines the pockets preventing any stains to occur.
Generally, the sealers do not change the appearance if the polished porcelain as they are meant only to fill the pockets and simultaneously coat the tile.  They also do not alter the slip resistance property of the tile.


Certain porcelain tiles are already pre-sealed when bought.  This may pose a problem as the sealers may not be consistent.  Such tiles will need quality sealants for sealing purposes.


It is important to note that all stone tiles must be treated well during installation.  This is because these tiles can be stained easily by many types of substances.  The sealing should be done on the tiles after it has been laid or construction is completed.


Common products requiring maintenance are terracotta, slate and pavers. A top up seal or stripping the existing seal may be required in order to obtain the tiles’ natural beauty.  A final reseal is definitely required to maintain the look.
